Weissman Equities is an American company that is dedicated to conditioning buildings for the rental of apartments. In their latest project they have renovated a building located in New York, creating 5 mini-apartments between 15 and 21 square meters. These mini apartments have as a common denominator a very efficient use of spacemaking the most of every inch to provide tenants with all the comforts and services in a few meters.

These mini apartments are also a source of inspiration for decorating small spaces, as they provide useful ideas that we can adapt to our tastes and needs.

In the following reform we can see how in 21 square meters they have integrated a living room, dining room, kitchen, office and bedroom. To this end, the reform has focused on paint the walls, repair the ceiling and also the carpet has been removed.

Bearing in mind that it is a rental apartment, a decoration with neutral tones: white, gray and dark tones. The white of the walls helps to create a feeling of spaciousness and the dark tone of the floor gives it an elegant touch.

In the following image we see a before and after the entrance to this mini apartment. To the right of the door, the kitchen has been placed with a dining area in front, and to the left we see a sofa and an office area with shelves and a small table.

The dispatch area It has been located in front of the three large windows in the apartment, taking advantage of natural light. The white shelves and table stand out on a dark gray background that give sense of depth and the visual space is increased.

The table and chair are visually very light, and the chair can also be folded and stored under the table if we are not using it.

Another key to maximizing the small space of these mini apartments has been to place furniture that has more than one use.

For example, in the lounge area the sofa is a pull-down bed for two people that when not in use is hidden inside a structure that protrudes 30 centimeters from the wall. In this way the one and a half meter wide sofa becomes a bed for two people. In the following video you can see how the bed is unfolded.

It is an interesting option since the sofa can be used while the bed is folded up and thus leave more free space in the living room area.

By the way, have you noticed how cozy the living room area and the bedroom area are thanks to the fireplace? In addition, the armchair is also strategically located so that when the bed is folded up it is an extra seat for the living room area, and when the bed is extended it acts as a shoe remover in the bedroom area. It is clear that in this small apartment the distribution has been carefully studied.

On the other hand, in the kitchen area Just enough has been placed: refrigerator, sink, stove with microwave oven and cabinets for storage.

In front of her is a dining area for four people. The table also has a trick since by adding or eliminating extensions we can reduce or lengthen it. You can see how it works in this video:

Particularly, this solution seems very good for small dining rooms or those that are rarely used (family celebrations, special dates, etc.). We can even have the table as a console and create an auxiliary dining room at any time.

In short, at the level of decoration, this mini-apartment may be a bit impersonal due to the fact that it is intended for rent, but at the level of distribution and optimization of space I think it’s quite interesting.

They have created different perfectly defined zonesIn addition, each area “breathes”, the feeling that everything is piled up is not perceived. The fact of placing dual use furniture It has helped a lot in this aspect, since they can be “stretched” and “shrink” according to our needs.

My particular opinion is that they have been able to get a lot out of those 21 square meters. I hope this mini apartment has given you ideas to decorate your small spaces.
